Property Due Diligence
At 1031PropertyWatch, property level due diligence is performed at two levels. First, our Broker Dealer, OMNI Brokerage, reviews properties from over 59 TIC sponsors. OMNI employs four due diligence analysts, and their support staff, who evaluate the sponsors with whom they work and their offerings. During the due diligence process, each property is subjected to a review on several levels, including appraisals, feasibility studies, load recovery analyses, return on investment analyses, and environmental reports. The team also performs on-site physical reviews of most properties. Upon completion of this review process, the property is presented to OMNI's Investment Committee, which John Temple, President and Founder of 1031PropertyWatch, is a founding member of. In 2007, OMNI reviewed over 265 TIC offerings, 68% of which were approved for future presentation to investors.

Once a property is reviewed by OMNI and the Investment Committee it is then subjected to our second level of due diligence and is reviewed by our internal analysts at 1031 PropertyWatch. Our research team reviews each private placement memorandum (PPM), does demographics and aerials and presents all this research in a way that allows investors to compare multiple properties at a time.

Quarterly Property Research
The following graphs are created by 1031PropertyWatch. We compile all properties sold quarter-by-quarter to establish the average cap rates, cash-on-cash returns, cost per square foot, etc.  The point to this exercise is that when selecting properties this allows us to see if a given property is above or below industry averages.
