For those who like the value of TICs but simply want to invest cash and are not in a 1031 exchange, LLCs present another option. Many of the TIC properties that we sell can also be purchased in small percentages as an LLC. LLC investments share in all the same economic advantages, such as cash returns and holding periods, that a TIC investor enjoys but with minimums as low as $25,000.
